The Rubell Family Collection is preparing to build the Randall School Mixed-Use Redevelopment at 65 I St. SW. The $100-million project includes 489 units in two 12-story residential buildings, one of which is to be constructed behind the historic Randall School. Renovation will be in the older buildings and consist of a nearly 32,000-sq-ft art museum, educational space and nearly 19,000 sq ft of commercial space.  There also will be  a two-level underground garage. Stream Realty Partners is planning the National Association of Broadcasters Redevelopment at 1771 N St. NW. The more than $46-million project includes a 60,000-sq-ft, seven-story office building and a glass curtain wall. The project includes a rooftop terrace, 9-ft-tall finished ceilings and an updated lobby capturing elements from the building’s current midcentury modern design. The architect is HOK. Curtis Investments is building Reunion Square, Phase 2, Office-Retail Building 2 at 2041 Martin Luther King Jr. Ave. The up to $50-million design-bid-build project includes an eight-story structural-steel building totaling 455,000 sq ft. Delaware

Carson Cos. is planning the $180-million Warehouse 20200066 project at 500 South Run Boulevard and Jamison Corner Road in Middletown. The project includes a one-story building above grade totaling nearly 2 million sq ft. Langan Engineering & Environmental Services is the civil engineer. The owner has filed an application with New Castle County. Schedules are to be determined, pending leasing. Maryland

Neighborhood Development Co. has proposed the Park Place at Addison Road Metro Residential project in Prince George’s County. The up to $50-million design-build project includes an 11-story above grade reinforced-concrete building of more than 225,000 sq ft with 171 units. W.F. Chesley Real Estate is planning the Mill Branch Crossing Hotel in Bowie. Preliminary site plans were under review by the local planning department at press time for the 70,000-sq-ft, 150-room hotel. Advancement is pending the approval process. Virginia

Eleventh Street Development LLC is building the Residences at Washington Boulevard at 1122 N. Kirkwood Road in Arlington. The up to $50-million project is to include a seven-story above grade structural steel building with two stories below grade. It would total 275,000 sq ft. The Arlington County Board has voted to approve the project. Advancement is pending the owner’s decision to proceed. Odell Associates Inc. is the architect.
