Extend the life of your commercial roof – and your budget

Your commercial roof system may comprise 30% of your total building envelope, but it’s protecting 100% of your assets. Your business operations, contents, staff and tenants are protected by a critical component of your investment: the roofing system.

1. Perform regular roof inspections and roof maintenance audits

“Out of sight, out of mind” certainly applies to your building’s roof, but only until it leaks. Then it’s decidedly top of mind! Roof leak repairs can be costly – certainly inconvenient – and possibly disruptive.

A professional inspection and roof audit report can identify potential problem areas. Know your roof’s weaknesses before mother nature finds and exploits them.

2. Create a preventive roof maintenance plan

By the time a roof leak disrupts your facility’s operations, it’s of course too late for proactive measures.

A professional commercial roofing company will work with you to design and implement a customized preventive maintenance programs that can save thousands of dollars over the long-term. Properly planned and implemented, it can help stabilize maintenance costs, discover potential problems early, and extend the life of your roof (not to mention your budget!).

3. See what your commercial roofer sees

A professional commercial roofer will generate a report that includes photos. Flynn uses a custom app designed and maintained in-house for this purpose. See what the roofing crew sees, from problem through to repair.

4. Be mindful of your commercial roof warranty coverage

Be aware of your roof’s warranty expiry date, and work with a roofer on a plan to extend coverage of your valuable asset. And remember, a warranty is a reactive, rather than a proactive, solution to roof issues. A warranty repair is more of a headache – not to mention costlier – than preventive maintenance.

5. Insist on roof safety

Not all safety programs are created equal, sadly. Safety must come first. Always. Because it’s the right thing to do – for a business and its people.

If work isn’t performed safety, it isn’t being performed properly. Cutting corners on safety is an indication of a company’s professionalism. Ask your commercial roofer to provide information on their safety protocols.

The COVID pandemic has added a layer of consideration to roofing safety programs, especially in relation to interaction between contractor and customer. Click here to see the 19 changes Flynn implemented to adapt to COVID, to keep our staff and customers safe.

6. Know which roofing contractor you will call

Mother nature doesn’t wait for an invitation. Destructive storms will hit your roof at any time of day. Don’t get caught; know in advance which commercial roofing contractor will respond day or night, and how you will get in touch with them. Do they have a 24-hour phone line? And does that just mean you can leave a voice message 24 hours a day? And in the case of a major storm like a hurricane, what capacity does the roofing contractor have to rise to the occasion? For example, Flynn has in the past flown extra repair crews across the continent in anticipation of hurricane damage.
