After adding 500 employees in a five-year span, CSC needed a new home base to consolidate its Delaware operations. Situated on nearly 40 acres, this four-story office building overlooking a courtyard has a stand-alone garage and landscaped meadows and paths. 

During preconstruction, the team provided four cost estimates before arriving at its guaranteed maximum price to help keep the project on budget. The team says coordination with subcontractors, pull planning and lean construction methods kept the project on schedule. ACAD GLUE software allowed multiple trades to work in BIM models simultaneously, resolving conflicts in real time. 

Founded in Delaware, the company wanted to keep its headquarters in the state and create space to benefit the public. That led to opening conference rooms to the public and replacing a parking lot with a multilevel garage. That made space for a 4.5-acre community meadow designed by famed landscape architect Jonathan Alderson, who in 2014 designed the 86-acre meadow at Longwood Gardens. When the added square footage led to major development plan requirements, the team notes that it spent more than a year working with the county to allow CSC to execute its plan.
