This 10-story, mixed-use high-rise built on the site of the old Spinney & Caldwell Shoe Factory was completed at budget, but it fell behind schedule amid COVID-19. The $66-million, three-phase, zero lot line project required a complex logistical schedule that included construction while the structure was occupied with its first residents.

During construction, residents initially lived on Floors 1 through 4, then Floors 1 through 8. The situation was complicated when the jobsite had to be totally shut down in March 2020 due to the onset of COVID-19. Construction was halted completely for a month.

The sustainably built project claims to set a new standard for real estate development in the Massachusetts gateway city of Lynn. The midsize urban center is one of only six arts and cultural districts in the state driving regional economic growth as an emerging arts destination.   

The LEED-Platinum community facility includes wellness redesigned apartments that feature individual ventilation systems with enhanced filtration to provide continuous fresh air as well as ultra-low emission materials such as paint, flooring, wood and insulation. It also has rooftop gardens for growing produce, a fuel-saving automated parking system with six electric car charging stations and onsite solar power production.

The team used only “responsibly sourced, reclaimed wood throughout the property, in addition to sturdy beams,” the submission notes.
