This energy-efficient project includes an eight-story office building, a six-story mixed-office and retail development and a four-story parking garage in the Pearl District in San Antonio.

All building systems and components on the Broadway development are state of the art, representing forward thinking in quality office environments. Sustainable features incorporated into the design include a geothermal loop, water-cooled variable refrigerant flow (VRF), a solar photovoltaic system, rainwater and condensate water collection and reuse systems, and radiant heating and cooling. The building will store more than 100,000 gallons of rain and condensate for treatment and reuse, with backup provided by recycled water from the city.

The MEP systems are 40% more energy efficient than in buildings of a similar size. In addition, the development features reclaimed components such as a water storage tank and trusses from the original brewery and reclaimed pine from a recently demolished local building.
