The nine-story, 355,000-sq-ft Grand 2 is one of Arizona’s largest-ever office buildings developed as fully speculative space. The pending LEED Silver building is the second of eight Class A office buildings being developed by Lincoln Property Co. at The Grand at Papago Park Center. When complete, The Grand will comprise 3.2 million sq ft of office, multifamily, hotel, retail and restaurant space.

Completed within budget and on schedule, the post-tension-concrete midrise incorporates an energy-efficient glass exterior and welcomes tenants and guests with a two-story lobby finished with a reclaimed walnut ceiling, a 12,000-sq-ft amenity lounge and an elevator system that takes them directly to their floor. 

The centerpiece of the project is a legacy water feature created as a tribute to the 1911 Theodore Roosevelt Dam built on the upper Salt River. Flowing from the dam is the Grand Canal, which has been delivering water from the Salt River to the Phoenix area since the 1870s. The project relocated the canal about 100 ft to the north from its former location. The relocation was a multi-year process.
