Bathroom Renovations That Could Make or Break a Home’s Resale Value

While some functional bathroom upgrades will deliver a positive return on investment, other unnecessary upgrades could have the opposite effect

Apart from simply improving quality of life, home renovation projects can also improve a home’s value, but some bathroom design faux pas may not deliver the best return on investment (ROI). Fixing basic wear and tear, such as cracked tile, moldy caulk, or any visible water damage, is a surefire way to boost resale value, and those small upgrades generally make for easy projects.

Similarly, adding natural light with new windows or updating old flooring typically translates to good ROI, but luxury amenities like jacuzzi tubs or steam showers cost several thousand dollars to install and may actually be a turn-off for future buyers, Realtor.com reports. 

Investing in very specific, pricey amenities is typically a risky move if you’re trying to add value—even if they look and sound aspirational.

“Luxury additions almost never add the value you think they will and almost always have a very low ROI,” says [Samantha] Black. “Curbless showers, in-floor heating, steam showers, and even bidet washlets are some of the most frequently installed luxury upgrades I see.”
