The goal for this 220,000-sq-ft headquarters fit-out in the Boston Seaport Innovation & Design Building was to create the fittest, healthiest workplace in the nation. The project, which spans five floors and three building addresses, includes office space, conference rooms, a two-story 30,000-sq-ft gym, design lab, production studio and retail space.

Working on an aggressive 24/7 schedule, the team ensured seven phases of construction were completed by a tight deadline while the design center remained fully operational throughout construction.

To meet the fast-track schedule, 130 tradespeople were on site working on some 15 trades simultaneously during the peak of construction. Coordination and communication were a priority for the team, which monitored its schedule daily.

When numerous products for the headquarters—including factory-painted 8-ft by 6-ft doors, a custom security desk and glass shower doors—had longer lead times than the actual phase duration, the team managed alterations to the contract documents and design plans to achieve all seven phases on time and on budget.

Innovative tools that helped avoid field conflicts included 3D building information modeling of mechanical, electrical and plumbing trades, prefabricated MEP systems and drywall soffits and 3D laser-scanning of the building to create a building model used as background for coordination.
