Englewood recently began work on Season’s 52 in Chicago. The summer always brings more commercial construction activity, more bids, and, as a result, higher pricing. Also, a lot retail construction projects are initiated in the summer to have everything complete by November 1, just in time for the holiday shopping season.

For those familiar with Chicago retail construction , think back a couple of years to when the dated Orland Park Place interior mall underwent construction and turned itself inside out to became one of the area’s most successful outdoor shopping centers. Sportmart at Orland Park Place (now a Sport Authority).

On one hand, retail sales continue to show improvement from last year, yet the suburban shopping mall – or at least the traditional enclosed shopping mall – seems to be on the way out. Also, heed my warning on hiring low-bidding pick-up truck contractors. Most retailers today want less space. Qualify your team.

Don’t always take the lowest bid. The low-bidding general contractor was often in over its head, which meant deadlines were missed or work was shoddy and another, more experienced GC was brought in to finish the job—at an additional cost. While bidding on the commercial construction remodel of a 500+ sq. Take a leap of faith.

In fact, last year, the value of all commercial construction contracts signed in the Chicago area was close to $10.6 Interestingly enough, we have found owners for many of the commercial construction projects out-to-bid are looking to work with design-build construction firms. True partnership. Less responsibility for owners.
