Bare is exactly that; it is the bare cost of the direct activities less any mark ups for labor burden, taxes, bond, overhead and profit. All direct costs are then adjusted to include home office overhead and profit for the installing contractor. Site overhead costs can be 5% to 15% of the overall project cost.

Architects and engineers define scope in plans and specifications but for construction estimating this scope is incomplete. These are excellent resources for pricing but typically they are not readily available to budgetary estimators such as architects and engineers. Typically the published unit costs do not include all the above.

When compared to accurate engineers’ budgetary estimates on these optimized and clean JOC contracts I have seen savings on the average of 5% to 10%. This equates to 75 labor hours x a cost of $60 per hour (with all overhead and burdens) which equates to about 6% additional savings on a typical $80,000 JOC project.
