Englewood Construction is currently negotiating a contract with Mrs. Green’s to convert former Fox and Obel in Chicago. In our experience, we have found clients who care about producing the best commercial construction projects are more likely to engage in the negotiated contract process. Setting expectations.

I’m sure the retailer was also surprised. If the client needed a hospital or condo building on top of the retail it would make sense, but 500 sq. Bottom line, use a commercial general contractor who specializes in what you need, whether its retail construction , restaurant construction, etc.

Sure, I know there will always be commercial developers who competitively bid all their projects, but from a commercial construction cost and timeline perspective, it pays to negotiate with a designated general contractor versus requesting multiple bids on a construction project. Reviewing bids can take weeks while negotiating takes days.

There is always a sense of pride and accomplishment after completing a retail construction, restaurant construction and commercial construction project for a client. They should be selling their product, not negotiating with vendors. In one case, a new retail construction property had extensive fire damage to its roof.
