For one week each year, the commercial construction industry converges on the desert city as national retail construction firms, retail brokers and retailers all get together to make deals and plan for the following year. I felt like this was the largest RECON I’ve attended since 2008, the last year of the retail construction boom.

The tone of the attendees at ICSC’s “Global Retail Real Estate Convention” (RECon) in Las Vegas last month was as positive and energizing as it was in the commercial construction boom years before 2008. Retail and restaurant sales are steadily increasing and commercial construction space is slowly being absorbed.

In 2008 I said Property Assessed Clean Energy (PACE) loans “ could be bigger than anything in U.S. million existing commercial buildings in the U.S. real estate since the invention of the glass window.”. But today, despite Maryland having enacted a PACE enabling law in 2014, only one PACE loan has closed in the State.

There’s a commercial for a local kitchen design company that I often hear on the radio that starts, “The form has to follow the function…” According to Wikipedia, this phrase comes from a modern architecture and design principle that says to base the shape of a building or object on its intended purpose of function.
