Does the site match up with infrastructure needs? One important step to finding “happily ever after” with a new location is evaluating if it has the necessary infrastructure to function for its new purpose. Case in point, a developer once asked us to price out a retail-to-restaurant conversion on the first floor of a Chicago high rise.

Perhaps the most important aspect in this process will be engaging a national retail commercial contractor for advice and feasibility studies. 1) Don’t be afraid of a big retail construction project. Believe it or not, a lot of shopping center landlords and retail investors are afraid of a shopping mall construction project.

With the shuttering of stores like Circuit City and Linens N’ Things, big box retailers looking to gain market share certainly have their choice of vacant store locations in prime markets and shopping centers. The commercial space was in great condition and the infrastructure was there for us to reuse a number of existing elements.

For those familiar with Chicago retail construction , think back a couple of years to when the dated Orland Park Place interior mall underwent construction and turned itself inside out to became one of the area’s most successful outdoor shopping centers. Reuse as much of the existing mechanical infrastructure as possible.
